Two Standing Seam Systems, One Right Choice for Your Roof

Not all standing seam is the same. The two primary residential systems — snap-lock and mechanical seam — differ in how the panels interlock and where they're appropriate.

  • Snap-Lock: Panels click together at the seam. Faster to install, appropriate for pitches of 3:12 and above. The most common residential choice. Concealed clip system allows thermal movement without fastener stress.
  • Mechanical Seam (Single or Double): Panels are mechanically crimped together on site. Required for lower pitches (as low as 1:12). Creates a tighter, more watertight seam. Takes longer to install but is the correct choice for shallow-pitch sections or flat-to-low-slope transitions.

Metal roofing is one of the least forgiving products in construction. Improper clip spacing leads to panel oil-canning. Misaligned panels create gapping that compromises water resistance. Standing Seam Metal FAQs

Will a metal roof be loud when it rains?
No — not with proper installation. The key is solid decking beneath the panels and, on some installs, a foam backer layer that deadens sound. A standing seam metal roof installed over solid OSB decking with standard attic insulation is not noticeably louder than a shingle roof during rain. If anything, many homeowners describe it as a more pleasant, muted sound. We've never had a complaint about noise on any of our metal installs.
Will it attract lightning?
This is a persistent myth. Metal roofs do not attract lightning — lightning strikes the tallest object in an area regardless of material. What metal does is conduct electricity safely, dispersing a strike rather than allowing ignition. The National Lightning Protection Institute and the Metal Roofing Alliance both state that metal roofs offer no increased lightning risk. A metal roof is actually safer in a strike than a wood or asphalt shingle roof.
What gauge should I use — 24 or 26?
24 gauge is the preferred choice for residential standing seam. It's thicker, stiffer, and more resistant to oil-canning (the wavy appearance that can show on thinner panels, especially in long runs). 26 gauge is appropriate for some applications and carries a lower cost, but for most homes in NoVA we recommend 24 gauge. The price difference over the life of the roof is minimal.
Can a metal roof be installed over existing shingles?
Technically yes, and some installers offer this as a cost-saving option. We generally recommend against it. Installing over existing shingles traps moisture, hides deck damage, and adds weight. The long-term performance of the metal roof depends on the integrity of the substrate beneath it. For a 40–70 year system, starting with a clean, inspected deck is the right move.
How do you handle penetrations like vents and skylights?
All penetrations get custom metal flashing fabricated to match the panel profile. We don't use rubber boots or standard shingle flashing — those products aren't rated for metal's thermal movement and will fail long before the roof does. Each penetration is sealed with butyl tape and a matching metal collar designed for standing seam applications. It's one of the most detail-intensive parts of a metal install and where shortcuts show up as leaks years later.
